Fire crews believe improperly disposed of smoking materials are to blame for a fire in Kitchener.

Firefighters were called to Breckenridge Drive around 6:50 a.m. Friday.

They said the fire began outside of the building. The total cost of the damage is estimated to be $50,000.

Although people were inside the townhouse at the time of the fire, a passerby warned them about the fire and no one was hurt.
