Tecumseh residents will have a chance to weigh in on a proposed residential development at the former D.M. Eagle Public School site next week. Fortis Group is proposing to redevelop the roughly 3-acre property at 14194 Tecumseh Road East into four three-storey, low-rise multi-residential buildings. The proposal would include a total of 48 condo units, with 12 units in each building. Dillon Consulting, on behalf of Fortis, is hosting an in-person and virtual open house on Tuesday, September 1. Attendees will be able to review the proposed site plan, renderings, building layouts, parking, and setbacks, and speak with representatives from Fortis and Dillon. The property is currently zoned Institutional and Fortis is seeking a zoning amendment to change it to Residential. Max De Angelis, President of Fortis Group, says they want to give the public a chance to ask questions and address any concerns. “What’s important is just to establish that these redevelopments from a school to a condo, they always kind of peak interest and concern. No matter what we do here at Fortis, we always try to ensure that we’re following provincial mandates and municipal mandates and working with the municipalities and working with user groups to make sure that we build the best product for that site.” He says it’s a great site with a lot of potential backing onto Beach Grove Golf & Country Club. “A total of 48 units with a separate kind of amenity building, eventually in the next couple of years, that will be built to hold a little party room area and perhaps like a small fitness centre and things like that. So pretty excited about the project. We think it’s one of the best locations in all of Essex County for that matter... very picturesque with Beach Grove.” He says the condos may be priced around $800,000 each. “We’re hoping that these condos, which are 1,300 to 1,400-square-feet, some are all the way up to 1,500-square-feet. Hopefully we’re somewhere in the mid-$800,000’s and they will be condo units. There will be a certain amount of units that you can purchase detached garages with and things like that.” De Angelis says Fortis is hoping to complete the rezoning process early next year, with construction potentially beginning in the spring or summer if everything proceeds as planned. D.M. Eagle Public School closed in the summer of 2024, with students moving to the new Beacon Heights Public School, which opened nearby that September. The zoning process will continue with a summary report to the Town of Tecumseh, followed by municipal review, a public council meeting, and a regular council meeting. The public open house is at the former D.M. Eagle Public School on September 1 from 5:30 to 7:30 p.m.
